Re: Insurance Claim Levy Assessment effective 8/27/2025 due 9/26/25.
Dear Homeowners at Thomas Lake Countryhomes of Eagan,
This communication will be emailed and mailed. In 2022, the Master Insurance Carrier was notified of possible hail/wind damage to roofs and other exterior components throughout the association. The insurance claim moved to litigation, which was settled in June 2025 by mediation. An outline of the time frame is noted below.

State Farm was notified in May 2022 of possible Damage.

The Board rejected the initial State Farm 6/12/23 findings and sought legal advice.

Mediation/Litigation was resolved in June 2025.
The Master Insurance Policy/State Farm Insurance Claim was settled by mediation. This settlement includes replacement of all roofs, skylights, existing gutters and downspouts, gutter guards, and a small number of windows. The settlement agreement does not cover all replacement costs. There is a $5,000 Homeowner Assessment per unit that will fall on each homeowner’s HO6 policy, which will cover a portion of the deficit. We expect the roof replacement process to begin mid-September, with additional work being completed throughout the fall based on weather. The outline below shows an overview of Proceeds and Expenses to date.

Please reach out to your personal HO6 Insurance carrier and submit the included information to receive your payment for the loss assessment deductible you are being assessed.

There is an assessment to all homeowners to cover the association’s Insurance master policy settlement. This assessment is split equally between units - $5,000 per unit.

The loss assessment levy of the stated amount is on your account effective 8/27/25. You have 30 days to complete the claims process. Your 8/27/25 Assessment is due 9/26/2025. Email Accounting@PremierAM.com if you are experiencing delays in the process.
Once your HO6 carrier processes your claim, they will send you the proceeds either electronically or by paper check. To pay your assessment:

Most HO6 policies will have a deductible. More than likely, the proceeds you receive from your HO6 Carrier will be less than the total Assessment. The total Assessment owed is $5,000.

Making payment to the Association:

If your HO6 carrier issues the proceeds electronically, write a check to Thomas Lake Countryhomes of Eagan for $5,000 – the full amount of your assessment.

If you are on ACH/Autopay to pay your monthly Association Dues, you can email Accounting@PremierAM.com to do a one-time pull to pay your assessment. Please ensure the electronic payment has cleared your bank - most banks will hold large deposits until they are sure the funds have cleared.

If your HO6 carrier sends you a paper check, it may be payable to you or you and the HOA. If the check is made out to you, please sign the back of the check, and write “pay to the order of Thomas Lake Countryhomes of Eagan”. If your HO6 proceeds is less than $5,000, you will need to write an additional check for the difference. There are still issues with the consistency of USPS mail services, so please mail your payment with tracking services – do not require a signature.

Additional Items Included with this mailing: A State Farm Certificate of Insurance, Board of Directors Meeting Minutes with the assessment approval and date of the assessment, an HO6 Education Letter which will help to answer questions and the Meditation determination. You will want to submit all of these documents to your HO6 Carrier when you submit your claim. Your carrier can send an email request to Office@PremierAM.com if you are unable to send included documentation.

This is not an optional replacement – Damage has been noted on all roofs in the Association, and all roofs must be replaced on all buildings, as well as additional items found in the claim settlement.

Any unpaid assessments as of 9/26/2025 will result in that account going to Legal/Collections, which will result in additional fees. Please communicate any concerns you have regarding your ability to meet the deductible payment deadline (Accounting@PremierAM.com).
